What is the Open Door Grant?

This one-time grant provides up to $7,500 to assist with down payment and closing costs when financing your home through First State Bank. It also helps expand access to homeownership in designated neighborhoods across Macomb, Oakland, and St. Clair counties.

How the Open Door Grant Works

Up to $7,500 in grant funds – Applied directly to your down payment and closing costs.
Any remaining qualifying funds – Applied toward your mortgage principal balance.
No repayment required – This is a grant, not a loan.
Designed to improve homeownership accessibility – Focused on designated neighborhoods within Macomb, Oakland, and St. Clair counties.

Grant funds are limited and subject to availability.

Who Qualifies?

To be eligible for the Open Door Grant, you must:

Be a first-time homebuyer (have not owned a home in the past three years).
Have a minimum FICO score of 640 with 12 consecutive months of on-time payments (excluding medical collections).
Have a total debt-to-income (DTI) ratio of 45% or lower.
Have at least 24 months of continuous employment.
Complete a homebuyer education course.
Meet income limitations based on HUD classification for the region.
